Residential Epoxy Flooring in Paradise Valley, AZ

  • Casitas and guest houses
  • Home gyms
  • Low-odor options

Plenty of rooms in a Paradise Valley home sit on bare or tired concrete: the casita that was never finished, the gym off the garage, the laundry and mechanical rooms, a basement under a hillside house. An epoxy floor turns those into rooms you're happy to walk into, and it holds up to dumbbells, washing machines and wet feet.

Indoor work needs a little more care than a garage, so we plan dust control, odor and timing around the people living in the house.

What you get

Interior floors, built like garage floors.

The system under an interior floor is the same idea as a garage: grind, repair, prime, build color, then clear. What changes is the finish. Inside the house people usually want a solid color, a fine flake or a metallic that reads as a finished floor rather than a work surface.

Because these rooms connect to living space, we use dust extraction on every grinder, seal off doorways and choose lower-odor products where the room allows. If a room has HVAC returns, we'll ask you to shut them off during the coating steps.

Typical build for this system, top to bottom. Select a layer.

Why choose it

Why owners coat the rooms behind the garage.

It looks finished

A coated floor reads as a real floor, so the casita or gym feels like part of the house.

Water isn't a problem

Laundry overflows, gym sweat and pool towels wipe up instead of staining the concrete.

Equipment sits well

Rubber mats, racks and machines sit on a hard, flat, sealed surface.

Dust goes away

Sealed concrete stops shedding the fine powder that collects on bare slabs.

Options

Finishes that suit living space.

We'll talk through both at the visit and bring samples so you can see them in your own light.

Solid color with satin clear

A soft satin sheen in a warm gray, sand or charcoal is the quiet choice for a casita or office. It shows less glare than high gloss and pairs well with rugs and furniture.

Fine flake or metallic

Small-chip flake blends add texture without looking industrial. Metallic epoxy gives a polished-stone effect for a bar, game room or wine area. Both get a clear topcoat sized to the traffic.

Paradise Valley notes

Casitas, additions and hillside basements.

Paradise Valley has a lot of detached casitas and guest houses, and a fair number of homes built into the hillside with lower levels below grade. Below-grade slabs can carry more moisture, so we test before quoting and use a moisture-tolerant primer where the reading calls for it. In casitas, we time the work so a visiting family isn't due the day after the clear coat goes down.

Install day

What install days look like.

We protect walls and doorways, then grind with vacuum extraction. Baseboards can stay on in many rooms, and we cut the edge in by hand. After cracks are filled, the primer and color coats go down, then the clear.

Small rooms are often done in a day or two. You'll get a cure sheet showing when you can walk on the floor and when furniture and gym equipment can go back.

Pricing

Where the cost of an indoor floor comes from.

Interior rooms are smaller than garages but slower per square foot, because of edges, doorways and dust control. These are the main factors.

  • Room layoutLots of corners, closets and door openings mean more hand work.
  • Old flooringTile, glue or carpet adhesive must be removed before grinding.
  • MoistureDamp slabs need a moisture-tolerant primer, which adds a layer.
  • FinishMetallic and multi-color work takes more time than a single solid color.

Afterward

Day-to-day care inside the house.

Treat it like any hard floor. Dust-mop, then damp-mop with a neutral cleaner. Put felt pads on chair and table legs, and use rubber mats under heavy gym racks. Avoid vinegar and citrus cleaners, which can dull some topcoats over time.

Residential Epoxy Flooring: quick answers.

Send your question
Will the house smell during the install?

Some products have a noticeable odor while they cure. We use lower-odor options for rooms inside the house, ventilate the space and tell you how long the smell typically lasts.

Can you coat over tile?

No. Tile needs to come up and the adhesive has to be ground off. We coat bare, sound concrete.

Is an epoxy floor cold or hard underfoot?

It feels like any hard floor, similar to polished concrete or tile. Rugs work well on top once the floor has cured.

Can a home gym floor take dropped weights?

With rubber mats in the lifting area, yes. Repeated drops directly on any coating can chip it, so mats are the right call.

Do baseboards have to come off?

Not always. In many rooms we cut the edge in by hand. If the baseboards are being replaced anyway, it's easier to coat first.

How long until furniture goes back?

Usually a few days, depending on the products and temperature. The cure sheet gives you the date.
